Predictive asset failure

How asset failure-risk scores are calculated, where they surface, and how to act before an asset fails.

## What is predictive asset failure? Nestsen assigns each tracked asset a **failure-risk score** by combining: - **Maintenance history** — frequency and recency of repairs - **Asset age** — time since installation or last replacement - **Usage patterns** — ticket types linked to this asset A rising score indicates an asset is trending towards failure based on historical patterns across the portfolio. ## Where risk scores appear 1. **Property → Intelligence tab** — individual asset risk cards with recommended actions 2. **Portfolio page** — high-risk assets surfaced across all properties 3. **Dashboard Insights Widget** — top-priority asset warnings in the rolling summary ## Acting on a high-risk prediction 1. Open the property and switch to the **Intelligence tab**. 2. Find the predictive asset failure card. 3. Click **Schedule visit** or **Create ticket** to convert the prediction into a planned maintenance item. 4. Use the **Regular Maintenance matrix** to add the asset to a repeating schedule if it is not already covered. ## Limitations Scores are based on recorded history within Nestsen. Assets with few historical tickets produce lower-confidence scores. Import historical data or add manual service records to improve accuracy. ## Related - Help: Predictive asset failure - Tour: `predictive-asset-failure` - KB: [property-intelligence-tab](kb://property-intelligence-tab)
