Awaab's Law and hazard compliance

## What is Awaab's Law? Awaab's Law (Renters' Rights Act 2025) requires social housing landlords in England to investigate, plan, and remedy hazardous conditions within statutory timeframes. It takes its name from Awaab Ishak, who died in 2020 from prolonged mould exposure. ## The three deadline stages Each compliance case tracks three statutory deadlines independently: | Stage | Purpose | Statutory deadline | |---|---|---| | Investigation | Assess the hazard | 14 days from report | | Written plan | Document the remediation plan | 7 days after investigation | | Remedy | Complete all remedial work | As specified in written plan | Deadlines are tracked per case. Proximity alerts notify property managers automatically before each deadline. ## Hazard Compliance module Access: **Maintenance → Compliance** - **Guided mode** — for property managers; simplified hazard classification - **HHSRS expert mode** — for surveyors; full 29-hazard HHSRS category set For each case you can: - Record investigation findings and photographs - Upload the written remediation plan - Link maintenance tickets to the remedy stage - Capture tenant acknowledgements at each stage - Record evidence supplied by tenants from the public status page ## Social housing configuration To activate Awaab's Law deadline monitoring your company must be marked as a social housing provider. Go to **Company Admin → Settings** and enable the social housing flag. ## Tenant evidence capture Tenants can upload photos and documents from the public maintenance status page without logging in.
