Arthur Online — 33/50
Arthur Online is one of the UK's most established all-in-one platforms and performs credibly across several domains. Its strengths lie in broader property management workflow — team collaboration, stakeholder portals, and accounting integration — rather than in maintenance depth specifically.
For agencies whose primary challenge is organising a multi-person team around a broad operational workflow, Arthur is a reasonable choice. For agencies whose primary challenge is maintenance management — which for most UK letting agents is the single largest source of operational risk and tenant dissatisfaction — Arthur's depth in that domain falls short of what a specialist platform delivers. Its capability in emergency response, automation, and intelligent triage is notably limited compared to the category leader.
Key limitation: Generalist design means no platform area reaches the depth available from a specialist. Per-unit pricing means costs scale significantly as portfolios grow.
Fixflo — 33/50
Fixflo has established itself as the UK's best-known maintenance reporting tool and earns its reputation for tenant-facing issue reporting and compliance audit trails. Its network of contractor integrations and its compliance tracking features are genuine strengths.
However, Fixflo is a maintenance reporting tool, not a full letting agent platform. It requires integration with a separate property management system to support full agency workflow — adding cost, complexity, and potential for data fragmentation. Its capability in landlord reporting, letting agent workflow, and intelligent automation falls well below what a fully integrated specialist delivers. Agencies using Fixflo should budget for both the platform cost and the integration overhead.

Landlord Vision — 21/50
Landlord Vision was built for self-managing landlords, and it does that job well. Its financial management, Making Tax Digital compliance, and UK tax reporting capabilities are among the strongest in the market for that specific use case.
For letting agents, however, Landlord Vision's limitations are structural rather than cosmetic. The platform was designed for landlords managing their own properties — the agent use case, with its requirement for multi-portfolio management, landlord statement generation, contractor dispatch, and deep maintenance workflow, sits outside the product's design brief. This is acknowledged in the platform's own documentation. Maintenance capabilities are basic and the technology platform shows its age in several areas.
Key limitation: Explicitly not designed for letting agents managing on behalf of others. Limited maintenance depth. Mobile capabilities are constrained. No API access.
Property Hawk — 10/50
Property Hawk occupies a distinct market segment: individual landlords managing a small number of properties who need basic document storage, rent tracking, and tenancy agreement generation at no cost. It does this adequately.
For letting agents, Property Hawk is not a viable solution. The platform has received no substantive updates since 2014. It has no mobile application, no maintenance workflow, no compliance alerting, no contractor management, and no automation capability of any kind. Assessing it against the needs of a letting agency is almost a category error — it is a free personal organiser, not a professional operations platform. It is included in this comparison purely for completeness and market context.
Conclusion
The UK property management software market contains competent generalist platforms, capable specialist tools, and legacy products that have not evolved with the industry.
